7 Airbnb Photo Listing Tips from Experts

Harness Natural Light for Inviting Spaces

When it comes to creating inviting Airbnb listing photos, lighting is everything. Natural light can make a world of difference in how a space feels. I always recommend shooting during the day when there’s plenty of natural light streaming in through windows. It makes rooms look brighter, more open, and inviting. If you don’t have a ton of natural light, consider using warm-toned lamps to add a cozy glow to the space.

One thing I’ve learned from experience is to show the space from different angles. It’s about making potential guests feel like they’re already there. I always make sure to highlight the key features of the space—whether it’s a cozy nook, the unique design elements, or a beautifully arranged space like a bedroom or living area with well-placed pillows, throws, and even a bit of greenery.

For other hosts, here’s my advice: Be honest in your photos. If a room is smaller, capture it in a way that makes it feel functional and well-lit. Don’t try to overdo it with filters—clients will appreciate the authentic, welcoming vibe of your space. A little personal touch, like a fresh plant or a tasteful piece of art, can also go a long way in creating a memorable and inviting atmosphere.

Declutter and Stage for Professional Appeal

From my experience designing spaces, I’ve found that removing personal items and decluttering countertops before shooting makes photos feel more professional and welcoming. Last month, I helped stage a client’s Airbnb by simply clearing their kitchen counters and adding a single bowl of fresh lemons – the photos got twice as many positive comments. My top tip is to imagine each room as a hotel suite and only leave out items that add value to the guest experience, like a sleek coffee maker or plush towels rolled up in the bathroom.

Shoot from Doorways to Maximize Space

After flipping over 100 properties, I’ve found that shooting rooms from the doorway at waist height (not eye level) makes spaces appear larger and more inviting in photos. When I prep houses for sale or rent, I always remove personal items and excess furniture first – it’s amazing how much bigger and more appealing a decluttered space looks in pictures. My top tip is to take multiple shots of each room from different angles, then pick the ones that best highlight the space’s flow and natural light.

Showcase Outdoor Amenities During Golden Hour

One simple yet powerful tip I always recommend for creating inviting Airbnb listing photos is this—clean and capture your outdoor amenities during golden hour. If you’ve got a pool, hot tub, or even a tidy backyard, that’s your money shot. A crystal-clear pool with loungers neatly arranged and lighting just before sunset instantly gives off that resort vibe guests love.

My advice to other hosts—sell the experience, not just the space. A little prep and great lighting go a long way in making your listing stand out.

Transform Empty Spaces with Purpose-Driven Staging

As a staging professional who transforms homes daily, I’ve found that the most overlooked yet powerful tip for creating inviting Airbnb listing photos is to never leave spaces empty. Empty rooms make it difficult for potential guests to visualize themselves in the space and often appear cold and uninviting.

At Divine Home & Office, we’ve seen dramatic increases in interest when we stage rooms with purpose-driven furniture arrangements. For example, a reading nook with a comfortable chair, small table, and a thoughtfully placed book can transform an awkward corner into a highlight that guests can imagine themselves enjoying.

Focus on adding cozy touches that create emotional connections. Throw blankets draped over couches, perfectly placed pillows, and strategic soft lighting create a sense of warmth that photographs exceptionally well. These small elements tell a story about the comfort guests will experience.

My experience staging luxury homes in Colorado has taught me that thoughtful furniture placement that highlights flow and functionality is crucial. Ensure photos show clear pathways between furniture pieces and demonstrate how spaces can be used – this helps guests mentally move through your property before they ever arrive.

Invest in Professional Photography and Styling

A thorough cleaning, proper styling, and taking photos during the daytime can do wonders for Airbnb listing photos. Many new hosts have a tendency to take photos without natural lighting and without cleaning beforehand, which might not result in the best photos.

Working with a professional Airbnb photographer and stylist is one of the best recommendations for any short-term rental host. Airbnb photographers have the necessary photography and editing skills to make your photos as good as they can be, while Airbnb stylists can make your property stand out and even get you discounts on furnishings. Although the initial cost might be a bit steep, especially for newer hosts, the return on investment over time more than makes up for it. Both Airbnb and internal data reveal that good listing photos can help increase income by around 20%.

Create Irresistibly Comfortable Seating and Sleeping Areas

Make the seating and sleeping areas look irresistibly comfortable. More than fancy fixtures and paintings, visitors care the most about comfort. You want to ensure a good night’s rest and provide a leisurely place to relax when guests are indoors. The images need to convey this sense of comfort. A simple fix here is upgrading to better foam if your sofas and armchairs look sunken, or something as simple as adding a mattress topper if you don’t want to invest in a brand new mattress.

In your photos, use natural light and focus on clean, well-styled beds and cushions that look inviting and comfortable. Fluff the pillows and smooth the linens. If you have outdoor furniture, make sure those cushions look structured and new, not sunken or faded.
